Item #1 Chairman Sebranek called the meeting to order at 1:00 p.m. Those present were Larry Sebranek, Allen Rippchien, Tom McGlynn, Gilman Moe, Harriet Pedley and Roger Holloway. Randy Heims was absent.
Item #2 Pedley stated she posted the agenda in the Richland Observer for two weeks and on the bulletin board in the courthouse. Motion by Rippchien, seconded by Moe to approve the agenda and publication. Motion carried.
Item #3 Sebreanek asked if there were any additions or corrections to the October 1, 2009 meeting minutes. Hearing none, the chair approved them as mailed.
Item #4 The board members reviewed the packet of information sent to them concerning the request for a variance from Roger Holloway to place a home 5 feet from the side yard setback instead of the required 10 feet in the Hub City subdivision, Section 34 of Henrietta Township. Pedley stated that she heard from one neighbor who was unsure of the exact location of the Holloway property. Once the neighbor understood the location, he was not concerned. No other neighbors were heard from. She also stated that she had heard from the township who stated that Holloway had attended their meeting and explained his request to the Board. The township has no objection to the variance request. Holloway explained to the Board his intentions on replacing his existing home with a manufactured home that will be 2 feet lesser in width and 2 feet longer in length. He stated that the property line between his property and his easterly neighbor is really unknown. Using the parcel maps and aerial photography provided by the zoning office, it appears that the neighbor’s house is close to or directly on the property line. Holloway had submitted his information concerning his hardship with his property that included a statement, maps photos and a plot plan showing the proposed location. Motion by McGlynn, seconded by Moe to approve the variance request. Motion carried with all members reviewing the same information and coming to the same conclusions.
Item #5 Pedley explained the new changes to NR 115; the shoreland wetland laws and how the process will be handled on adopting the new law into the county ordinance.
Item #6 Motion by McGlynn, seconded by Rippchien to adjourn. Motion carried.
